House Inspection  The House Inspection is the basic residential house Inspection which includes a performance assessment of the structural, system, and component parts of a house as required by the real estate inspection protocols provided in state statutes, and the regulations of the Texas Real Estate Commission (TREC). The Base Fee provides for a house with total floor square footage up to 2,000 sq.ft. (consisting of all floor areas and levels under continuous roof). Pricing for square footage over 2,000 sq.ft. is additional at $10.00 per additional 100 sq.ft./part. The Pier and Beam fee (below) is also added for structures with that type of foundation.

Enhanced House Inspection  The Enhanced House Inspection product includes the House Inspection (above), plus an enhanced foundation report that includes an elevation survey of the plane of the house foundation or the floor surface it supports. The empirical elevation data will indicate the severity of any actual deflection (rise or fall) in the foundation plane. Depending on the results, the elevation data may indicate the need for foundation repair if the deflection is severe. The services of a professional engineer (PE) can provide evaluation and determination of structural issues requiring remediation based on indications found in an Enhanced House Inspection, or Foundation Inspection (only) performed by HeadsUp Inspection Services. Foundation Inspection (alone)  The Foundation Inspection concentrates on the performance of the building foundation only. Besides an elevation survey providing elevation values of the foundation plane, other aspects assessed and reported may include assessment of site and structural drainage conditions, indication of site and structural damage or conditions that may indicate foundation deficiency, and soil types and conditions known to be prevalent locally and which may be known to contribute to a high incidence of foundation problems. The Base Fee provides for a house with total square footage of the grade-level floor (1st floor including garage under continuous roof) up to 2,000 sq.ft. Pricing for square footage over 2,000 sq.ft. is additional at $10.00 per additional 100 sq.ft./part. The Pier and Beam fee (below) is also added for structures with that type of foundation.

Builder Warranty Inspection  The Builder Warranty Inspection refers to new construction homes still under the original construction warranty period(s). Generally, the new construction warranty covers, and therefore the inspection entails, the structural components from the foundation to the top of the roof, interior and exterior, and the primary mechanical systems, i.e., electrical, plumbing, and HVAC (heating, ventilation, and air conditioning). Phase (New Construction) Inspection  The term, Phase Inspection, refers to inspections conducted during the construction of a new residential structure. Generally the process of construction include site preparation and foundation placement; framing; fenestration (doors and windows); plumbing; electrical; HVAC (air conditioning); building envelope (i.e., insulation, vapor barriers, etc.); exterior coverings and roofing; interior drywall and finishes; trim carpentry and millwork (i.e., cabinetry); and finish fixtures (i.e., plumbing and electric), appliances, and floor coverings. The majority of the work of each trade or stage of construction is done in one time period, however, the work of one trade may affect the work of another. For example, it is often necessary for a mechanical trade such as plumbing to bore holes in or notch out wood framing members to accommodate pipes running through the walls. Some notching and boring my affect the structural integrity of the building framing requiring reinforcement of the framing before the walls are covered with drywall. Mechanical trades such as plumbing, electrical, and HVAC require two major stages of work during the building process; one stage earlier during construction to “rough in” the supply system, and one stage near the end to install finish fixtures such as faucets, lights, etc. The three major phase inspections are at Pre-placement of foundation, Pre-drywall installation, and at Substantial Completion. Phase Inspection Package  A single Phase Inspection (see Phase Inspection, above) may be ordered individually for one or more stages of a construction project. As an alternative, the Phase Inspection Package will provide for inspection of all stages of construction of a single residence. The Phase Inspection Package provides for a minimum of five (5) inspection visits covering the three major stages of construction and two (2) incidental check up visits as determined by the Inspector. A benefit of the Phase Inspection Package allows the Client to contact the Inspector throughout the construction process with any questions the Client may have until the residence is substantially completed. The Inspector also routinely takes photographs in all inspections, which, in the case of new construction, may provide a beneficial visual record of specific aspects of construction later hidden by the finished product. Out Building Inspection  An out building is a separate building used for a purpose other than a residential dwelling, such as a detached garage, storage building, work shop, etc. The Out Building Inspection provides for an assessment of the same structural, system, and component parts of a house that may be present in the out building. The Base Fee for this item provides for a total floor square footage up to 1,000 sq.ft. (consisting of all floor areas and levels under continuous roof). Pricing for square footage over 1,000 sq.ft. is additional at $10.00 per additional 100 sq.ft./part. The Pier and Beam fee (below) is also added for structures with that type of foundation.

Pier and Beam Foundation Type   The Fee for this item when present is additional to the Base Fee for the House, Enhanced House, Foundation, or Out Building Inspection items.

Component or Other Inspection  Any physical improvement on a property, or system or component of a structure may be inspected. The consumer should contact HeadsUp Inspection Services to discuss the possible need or advantage of Inspection of an item the consumer may wish to asses.

Professional Engineer (PE) Evaluation  At the Client’s choosing, a PE evaluation may be initiated based on indications initially found in an Enhanced House Inspection or Foundation Inspection (only) previously performed by HeadsUp Inspection Services. Since the service and cost for the Enhanced House Inspection or Foundation Inspection (only) is included in the HeadsUp inspection product, the resulting cost for the additional PE evaluation and remediation plans may be significantly lower than hiring an engineering firm to handle the whole process independently, or, possibly lower overall than some real estate inspection services might charge for a house inspection alone. When foundation or other structural problems are suspected the Client should contact HeadsUp Inspection Services for more information regarding these services.
